The EPC regulates wetlands in Hillsborough County. In general, work in wetlands requires substantial "mitigation" fees.
    First, wetlands are identified by EPC staff, then surveyed into our basemap.
      At this stage, we assume we will impact some wetlands with an access road.
        There are a few primary design regulations that we will be mindful of, namely:
          Setback Requirements: In general, all structures need to be 30' away from wetland areas.

              Once we have a site plan, we will determine the area of impacted wetlands and pay EPC a fee to determine the mitigation fee we will need to pay.
